As 2025 comes to a close, it’s clear that this has been a year of meaningful progress for the timber frame sector, and a significant year for us here at Deeside Timberframe.
From national policy shifts to local project wins, the momentum behind timber frame construction has never been stronger. Below, we reflect on some of the most important trends shaping our industry, and the standout moments that made 2025 a year to remember.
Timber on the National Agenda
Perhaps the most important development of the year came with the launch of the UK Government’s Timber in Construction Roadmap, a long-anticipated strategy to scale up the use of timber frame across the construction industry. The roadmap sets out a clear ambition: to grow the role of timber frame in meeting net zero targets, support UK supply chains, and foster innovation in sustainable construction.
For those of us in the industry, it was a welcome signal that timber frame is no longer seen as alternative, but a central part of the future of UK construction.
MMC is More Than a Buzzword
2025 also saw accelerated growth in Modern Methods of Construction (MMC), with offsite timber frame gaining traction across both housing and commercial sectors. Developers are increasingly turning to MMC to deliver faster, greener, and more cost-efficient builds – particularly in response to ongoing labour shortages and cost volatility.
At Deeside Timberframe, this trend aligns closely with how we operate: precision-engineered systems, designed and manufactured offsite, installed quickly and safely onsite. And with pressure mounting on housebuilders to meet delivery targets while managing carbon, the MMC approach is only gaining pace.
Bridging the Regional Divide
While timber frame remains the dominant choice in Scotland, its adoption in England continues to rise – albeit more incrementally. One of the standout conversations in 2025 was around how to close the regional gap in timber frame usage, with more education, incentives, and supply chain support needed to enable widespread uptake.
With offices in both Scotland and North West England, Deeside Timberframe is well placed to support that growth, and we were proud to engage directly with MPs and MSPs this year to discuss the policy and procurement barriers that still stand in the way of faster, more sustainable housing delivery.
Policy Momentum Meets Market Pressure
Despite this progress, 2025 also reminded us of the challenges the sector still faces. Uncertainty around regulation continues to put pressure on manufacturers, particularly as expectations around energy efficiency and build quality increase.
But with that pressure comes opportunity. As a sector, we’re responding with innovation, collaboration, and a shared determination to make timber frame construction the first choice.
Deeside Timberframe: Our 2025 Highlights
For Deeside Timberframe, 2025 was a defining year – one that saw us invest in our future, grow our influence, and deliver award-winning work across a wide range of sectors. Some of our proudest moments include:
• A multi-million-pound investment into our Throsk manufacturing facility, strengthening capacity and supporting regional job creation.
• Engagement with MPs and MSPs, where we shared our perspective on how timber frame can help address housing shortages, decarbonisation targets, and skills challenges.
• Cloverhill named Social Housing Project of the Year, recognising our collaboration with Bancon Construction and the outstanding quality of this affordable housing development.
Looking Ahead to 2026
As we move into a new year, we’re excited by what lies ahead. The case for timber frame has never been clearer, and the appetite for MMC continues to grow across the UK. At Deeside Timberframe, we’re proud to be at the forefront of this transformation, working with our clients, partners and policymakers to shape what comes next.
