Timber frame kits are now arriving on site and being erected at the Amberley and Harrogate Street development in Sunderland, marking a key milestone in the delivery of this £23.6 million affordable housing project.
Delivered by Esh Construction on behalf of Thirteen Group, the scheme will transform a long-vacant brownfield site in the Hendon area into a new neighbourhood of high-quality, affordable homes.
Deeside Timberframe has been appointed to supply and erect the structural timber frame kit for the development, supporting the delivery of 96 new homes, including a mix of houses and bungalows designed for affordable rent.
With timber frame construction now underway following a start on site in January 2026, the project is progressing into its core build phase, with a programme expected to run over the next 12–15 months.
The development is backed by Homes England, Sunderland City Council and the North East Combined Authority, with funding support through the Affordable Homes Programme and Brownfield Housing Fund. It forms part of a wider regeneration effort to bring new life to underutilised land in the city.
Deeside Timberframe Scope of Works
Our role on the project includes the full supply and erection of the structural timber frame system, alongside a number of additional elements to support build performance and site integration.
This includes:
- Supply and erection of the structural timber frame kit
- Installation of 90mm flexible slab insulation to party walls
- Supply and installation of black uPVC fascia, bargeboards and soffits
- Backer boards and over fascia ventilation systems
This integrated scope supports efficient sequencing on site, ensuring that the structural envelope is delivered in line with programme requirements.
