Deeside Timberframe - Case Study - Cloverhill, Aberdeen - Social Housing Development

Located in Cloverhill, Aberdeen, this major mixed-tenure development has been delivered in partnership with Bancon Construction Ltd on behalf of Aberdeen City Council. The project is a significant example of how offsite-manufactured timber frame can accelerate housing delivery at scale, supporting both housing targets and long-term sustainability goals.

In 2025, Cloverhill was named Social Housing Project of the Year at the Structural Timber Awards, recognising the development’s role in demonstrating the speed, consistency and energy performance possible with modern timber frame construction. Over 270 homes were delivered in just two years, with a build rate of more than 12 homes per month.

Deeside Timberframe was responsible for the full design, manufacture and erection of the timber frame for all 536 homes. The development includes a range of property types: two-storey terraces, semi-detached homes, cottage flats, and three-storey apartment blocks; as well as community facilities, retail units, and green space.

Designed to exceed Gold Level Sustainability under Scottish Building Regulations, the homes achieved outstanding thermal and airtightness performance, including:

  • U-values of 0.15 W/m²K for external walls
  • Airtightness levels as low as 3.0 m³/hm² @50Pa in flats
  • Integration with air source heat pumps (ASHPs) and mechanical ventilation with heat recovery (MVHR)

 
This high-performance envelope supports long-term energy savings, reduced emissions, and improved occupant comfort.

The timber frame design also supported the delivery of 81 fully accessible and dementia-friendly homes, constructed in accordance with Housing for Varying Needs guidance. Features include level thresholds, wet rooms, wider circulation space, and options for future adaptations.

Just-in-time delivery and offsite manufacture helped reduce on-site disruption, improve build predictability, and minimise waste. All timber used on the project was PEFC-certified, supporting responsible forestry and circular economy principles.
