Karbon Homes & Adderstone Living
Magna Rise is a 68-home affordable residential development in East Cowton, North Yorkshire, delivered in partnership between Karbon Homes and Adderstone Living. The scheme addresses long-standing rural housing need in a village that has experienced limited investment and population decline in recent years.
Deeside Timberframe was appointed to design, manufacture and erect the full timber frame structure for all homes on the development. The project forms part of Karbon Homes’ £165 million strategic partnership with Homes England, supporting the delivery of 2,200 affordable homes across the Northeast and Yorkshire by 2026, with a commitment to rural communities such as East Cowton.
Magna Rise has been designed to meet a range of housing needs and tenures, including:
- 15 homes for affordable rent
- 7 homes for social rent
- 7 homes for shared ownership
- 39 homes available through Rent to Buy
The development includes a mix of one, two, three and four-bedroom houses and bungalows, carefully planned to attract young professionals, families and returning residents to the village. A Section 106 agreement ensures that affordable and social rent homes are prioritised for people with a local connection to East Cowton, reinforcing the scheme’s long-term community benefit.
Beyond the homes themselves, the project incorporates new road layouts, enhanced drainage infrastructure to mitigate flooding risk, and landscaped open spaces designed to preserve the rural character of the village.
Fabric-First Timber Frame Construction
All homes at Magna Rise are being constructed to high environmental standards using offsite-manufactured timber frame systems. The structural envelope is complemented by solar photovoltaic panels and air source heat pumps, improving energy efficiency and reducing long-term running costs for residents.
The use of timber frame construction supports:
- Improved airtightness and thermal performance
- Reduced embodied carbon compared to masonry construction
- Controlled factory quality assurance
- Defined and predictable erection sequencing
